ATCS led conceptual planning and engineering design for the Townhomes at Broad Creek adjacent to Livingston Square Center and Hunters Mill Center on Route 210. As a key residential element in the Henson Creek Transit Village, an urban mixed-use area north of the Broad Creek Historic District, the infill, greenfield development project included complex environmental analysis to mitigate the 100-year floodplain and protect onsite wetlands. It also involved robust community engagement to ensure public buy-in from the adjoining established residential neighborhoods, area civic groups, and the County Council.
Beyond the complete street design on Livingston Road, the project included multimodal right-of-way improvements on Oxon Hill Road to boost safety for pedestrians and cyclists and improve traffic flow. The conceptual design proposed more than 90 sustainable townhouses that utilized a mix of architectural finishes and footprints to reduce impervious area on site and provide a range of affordability options. The design also featured a 100-year compensatory stormwater management pond planted with native species, an extensive wooded recreational trail system as an amenity for residents and the public, and a tot lot and dog park for residents.
