Architectural Rendering of Marlboro Gateway Mixed-Use Residential Property

Fraught with environmental constraints and bounded by two major state highways, the Marlboro Gateway project featured a mixed-use center with commercial, retail, senior-living, and market-rate and affordable multi-family residential components. ATCS led the land surveying, engineering, entitlements, and permitting for the project. ATCS’ Site Civil team worked closely with the Washington Sanitary Suburban Commission on a water management plan to prevent service disruptions for local businesses.

Additionally, they collaborated with ATCS’ Transportation team to offer comprehensive roadway design services and secure necessary permits from the Maryland State Highway Administration. They worked in tandem with the client’s project architect to solve earthwork and grading challenges onsite. Early collaboration with each of these entities enabled ATCS to deliver a value-engineered site that minimized the need for retaining walls and preserved sensitive environmental areas.

Project costs and schedule were maintained using ATCS’ Quality Management Plan, which ensures quality reviews are completed before each submittal, allowing ATCS to have greater efficiencies in the municipal review process.
